SUMMARY OF 2.7, 2.9
Building is TYPE A.CLASS 3
2.7 : Separation by fire walls
A) The CONSTRUCTION of a fire wall must be in accordance with the following factors:
1.“The fire wall must have the relevant FRL that has been prescribed by Specification C1. 1 for each of the adjoining parts”
Note that Specification C1.1 presecribes that…..
- The mimimum type of fire resisting construction of a buliding has exceptions for certain class 2, class 3 or class 9c buildings in c1.5 and also has exceptions for open spectator stands and indoor sports stadiums found in c1.7
Buildings with a rise of 4+ stories that are class 2,3 or 9 require class A construction
Buildings with a rise of 4+ stories that are class 5,6.7,8 require class A construction
Buildings with a rise of 3 stories that are class 2,3 or 9 require class A construction
Buildings with a rise of 3 stories that are class 5,6,7,8 require class B construction
Buildings with a rise of 2 stories that are class 2,3 or 9 require class B construction
Buildings with a rise of 2 stories that are class 5,6,7,8 require class C construction
Buildings with a rise of 1 stories that are class 2,3 or 9 require class C construction
Buildings with a rise of 1 stories that are class 5,6,7,8 require class C construction
- If the FRL for each of the adjoing parts are different then you must use the FRL that is the greatest (to accommodate the maximum possible).
- The only reason that a FRL would be allowed to be lower is if it is on the carpark side of a building
2.“Any openings in the fire wall must comply with the Deemed-to-Satisfy-Provisons of part c3”
-Deemed-To-Satisfy-Provisions of part c3 state that….. opening in building elements required to be fire resistiant include:
> doorways
> windows (including any associated fanlight)
> infil panels
> fixed or openable glazed areas
Where protection is deemed required…
Windows/ Doorways/ other openings> need to be protected with internal or external wall wetting sprinklers
B.) SEPARATION OF B UILDINGS
Buildings can be treated as “separate fire compartments” and therefore “separate buildings” if….
- a fire wall extends thru all parts and stories of a wall therefore fully dividing it
- the fire wall is covered thru the underside of the roof covering
- there are a few other specifications for this if the wall doesn’t meet up with the roof

-for type A construction (what the building is) “the floor between the two adjoining parts must have a FRL of no less than that described in c1.1 and no less than that prescribe for the lower of the two stories.
(see the table in 2.7 summary for story requirements, above)

man this is confusing
hey everyone....just been havn a crack at my section and omg....it just keeps cross referencing and cross referencing and cross referencing everyone elses sections which makes it like legal jargon to read.....faaaark. hope its a bit easier for everyone else!
james, u said u couldnt get the dso link? just check what section u are doin in the list posted previously and then go to the subject homepage on dso and someone has actually scanned in and posted the whole of the bca....and then just scan thru til u find yours. hope that helps!

Francesca has the details to post of everyone jason. Just to help people (cos it took me an hour just to figure out) here are some details about the building ;
- Class 3 building (other residential)
- Type A construction
- FRL (fire resistance level)
On another note we may have to delegate more sections (maybe) to everyone because i think there are a lot more cluases we didnt cover because they were not on that sheet we printed and went off.
We can discuss on wednesday.
